  1. Assist with financing advice to enable the purchaser to get pre-approved or pre-qualified.
  2. Explain: Buyer Agency, Seller Agency and Dual Agency
  3. Discuss the expected closing costs and precautions the buyers should consider before making a purchase.
  4. Determine with the buyers their basic needs and the affordable features they want.
  5. Discuss the market, values, locations and trends with the buyers to find the best areas and types of home to fit their means and lifestyle
  6. Select homes to inspect.
  7. Watch the market for new listings that will suit the buyer and watch for price changes on existing listings of interest.
  8. When showing houses point out the good features and the points that may be a problem.
  9. Assist the buyer in seeing the home's potential or lack of potential.
  10. Provide the buyers with the following information (if available) for each house being considered for an offer:
              * a list of recent sales in the area of similar homes
              * a list of recent sales on the street of the home being considered
              * the last sale price of the home, date sold and improvements done since the
                purchase
  11. Discuss with the buyers what would be a reasonable purchase price, a fair offer price and what conditions should be included.
  12. Represent the buyers in the offer presentation.
  13. Negotiate the best terms and price for the buyers.
  14. When the offer is accepted by all parties, ensure that the conditions are properly dealt with.
  15. Direct the buyers to serveral capable lawyers and home inspectors.
  16. Follow up with the buyers before and after closing.
  17. Put the buyers in touch with the Coldwell Banker Concierge Assistant for help looking after any extra details.
  18. Help the buyers relax and enjoy the experience.
